Ryde is a rebuild market more than a greenfield one. Most of the slabs we pour here go down on a block that already had a house on it — a post-war brick home cleared for a new build, a duplex replacing a single dwelling, or a granny flat squeezed into a back yard behind an existing house.
That changes the job. Demolition spoil has to be gone and the pad has to be right before we set out. Access is usually tight, neighbours are close on both sides, and the pour is often planned around a pump rather than a chute. We price all of that into a fixed quote up front instead of finding it on the day.
Ryde straddles two very different geologies, and the split runs roughly along the ridge lines. Which side of it your block sits on drives the slab system, the depth of the beams and a meaningful share of the price.
The higher ground through the north of the LGA is typically Wianamatta shale weathering to a reactive clay. Reactive ground moves with moisture, so it usually classifies moderately to highly reactive and wants stiffer edge beams, a deeper waffle or a raft.
Closer to the Parramatta and Lane Cove rivers the shale thins out over Hawkesbury sandstone. Ground is far less reactive, but blocks fall away toward the water and rock can turn up shallow — so the cost moves from reinforcement into excavation, rock removal and stepped or drop-edge slabs.
Older Ryde blocks were often cut and filled to make a flat building platform, and uncontrolled fill cannot be counted on to hold a slab. Where fill is deep the engineer will usually pier through it to natural ground or call the site Class P.
