Fairfield is ten minutes down the road from our Merrylands yard, and it is almost entirely a rebuild market. Blocks are generous by Sydney standards, the housing stock is due for replacement, and dual occupancy and granny flats are everywhere behind the older homes.
The thing that shapes slab work here is water. A meaningful slice of the LGA sits on the Georges River and Prospect Creek flood plains, and on those blocks the finished floor level comes off the flood study before anyone talks about beam depth.
Fairfield splits between reactive clay on the higher western suburbs and soft alluvial flats along the creek and river lines. The two want quite different slabs.
The higher western half of the LGA sits on Wianamatta shale weathering to a reactive clay. Moderate to high reactivity is normal, which usually means a deeper waffle or a raft with substantial edge beams.
Along Prospect Creek and the Georges River the ground turns to soft alluvial silt and clay, often with a flood planning level over it. Piering through to competent ground and filling to a set floor level are both common.
Plenty of Fairfield blocks were cut and filled decades ago to make a flat building platform. Uncontrolled fill will not be counted on to carry a slab, so the engineer either pieres through it or calls the site Class P.
