Blacktown is the biggest new-home market we pour into. The north of the LGA — Marsden Park, Schofields, Riverstone, The Ponds — is release land turning into streets, and the slabs there go down on blocks that were paddock two years ago.
That is a different job to a rebuild. The pad is already shaped by the developer, the fill has a compaction report attached to it, and the builder is working to a programme with a handover date on it. Almost all of Blacktown sits on Wianamatta shale, which makes it some of the most reactive residential ground in Sydney. What varies is how much of the block the developer already moved.
Weathered Wianamatta shale produces a clay that moves a long way with moisture. Highly reactive classifications are the norm here rather than the exception, which pushes most blocks toward a deeper waffle or a raft with substantial edge beams.
Release land is cut and filled to make level building platforms. Where the fill is controlled and certified the slab can be designed on it; where it is not, the engineer will pier through it. Get the compaction report to us with the plans.
The creek corridors running through the LGA carry alluvial soils and flood planning levels. Finished floor level is set by the flood study, not by the natural surface, so the fill and the slab design follow from that.
